WELCOME to the perfect beach vacation villa! Our second floor, 2,400 square foot villa is completely upgraded and has the largest floor plan available in Tivoli by the Sea with soaring ceilings and large open spaces. There is a comfortable and spacious family room with 65" HDTV for everyone to enjoy a movie or their favorite sporting event. Our gourmet kitchen has new stainless appliances and is fully stocked with everything you will need to prepare a delicious meal for your family. A sunny dining area seats six with bar seating for five.

With four bedrooms and four bathrooms, our villa will accommodate up to 10 guests. The master bedroom suite features a king bed, a television area, and access to the outside screened balcony. The updated master bath is complete with a roman shower, soaking tub and dual vanities. A second guest bedroom suite offers a queen bed and an updated full bathroom. A third guest bedroom suite features a king bed and an updated full bathroom. The staircase from the entranceway leads to a loft area which is furnished with queen over queen bunk bed and full bath.

For your convenience, there is a full laundry room with a washer and dryer. We invite you to enjoy sitting outside on our screened balcony and take in a view of the golf course! The gated swimming pool in Tivoli is within easy walking distance. The sugar white beach is a short golf cart ride away. This rental includes both a six and four seat golf cart and the tram is also included. So spin on over to the Baytowne Wharf for boutique shopping or dinner at one of Sandestin® Resort's premier restaurants. Check-in is simple…Just park in front of your villa, unlock the front door, and enjoy your vacation. Welcome to our beautiful Tivoli villa! Please note there is no elevator for the building.

NOTE: The total reservation cost includes the nightly rate, clean fee, damage waiver, transportation fee (for select properties), processing fee and tax. By requesting a quote for this property, you agree to be added to our email subscription list.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Thanksgiving Family Trip

"We had a wonderful stay at this property. The space worked very well with our group of 9. The outdoor back patio was very comfortable and overlooks the golf course. The kitchen was extremely well stocked. Access to the two golf carts was a big plus. It was just a short trip to beach parking access, the gym (day/week memberships available), the larger pool, and even the Village of Baytowne Wharf.

"The property was in a perfect location. The beach was just a couple minute cart ride and our kids loved taking the cart down to the beach for sunrise and sunset pics. The unit was in a quiet location and was as described. It was clean and in working order. The management team was great! Our 4 person cart would not work so I called the management number and was happy to talk to a person not a recording and she was very friendly and helpfull. She sent one of their team out to check for the obvious but it was something more. They sent a tech out and found it was a bad board which had to be ordered. Then the property manager called and told us to use one from another unit that was not being used which made our stay very enjoyable because we had 10 people and really needed two carts. It's nice to see real customer service!

Thanksgiving holiday

"Great place for our family. Lots of room, all the things we needed to prepare dinner.
The pool was very close, and the golf courses are beautiful.
We played pickle ball, enjoyed the beach, and rented bicycles. It was a great thanksgiving vacation. The golf cart made getting around the resort very fun.
We had some questions during our stay and property management was quick to respond, and it was during the holiday.

Memorial Day Stay

"Overall a great stay. House was clean. Tall ceilings were great and made it feel like a large home. Location was perfect being on the beach side. The only things we had issues with were that we killed 100+ bees while there. They were located in the kitchen dining area. One of the little kids tried to pick one up and was stung. There’s no way the cleaning service did not see an issue with this prior to our arrival. There was also almost zero cleaning or daily necessities. I had to buy a dust pan for the broom. There was only one pod for dishes, one pod for laundry etc. The cooking utensils were very limited. Only one role of toilet paper in the bathrooms. Only one small thing of paper towels. You show up and want to enjoy your stay but you are having to go to Walmart to get daily essentials because nothing is stocked. The golf carts were amazing to have. They made trips to the beach and Baytown dinners easy as it gets. Overall, great stay minus the couple of things I mentioned.

However, we sincerely apologize for the bees and are so very sorry that one of the children was stung. Unfortunately, this was a building issue that we were unaware of and not specific to our unit. We have worked with the HOA and a professional beekeeper to rectify this issue. We also apologize if you felt our home was understocked. To avoid confusion and ensure guests arrive fully prepared for their stay, we work diligently to provide guests with all necessary information prior to arrival. Stated in both the app and check-in instructions, guests will receive only a starter pack of supplies (soap, toilet paper, detergent, etc.) and are responsible for bringing additional items, if needed. However, we do apologize for any inconvenience this may have caused. As for cookware, we are always willing to deliver additional pots, pans, etc. if needed and regret that we were not notified of this issue during your stay. Again, we appreciate your feedback and hope you will accept our sincerest apologies. We wish you safe travels home and hope to see you again soon!

"The house was a great size and golf carts fun. My complaint would be the linens were old and scratchy and the extra pillows did not have pillowcases to put on them. The queen bed should have a king in it for families and the queen mattress is not comfortable. However, I would stay again if these issues were resolved.

Annual Family Vacation

"We are 4 siblings that now have families of our own,we come from 3 different cities once a year to enjoy the beach. The house location was awesome, the golf carts made the trip so much fun for the kids and some adults too. They made getting to the beach and shopping center super easy and enjoyable. The house itself is just as pictured, it is a little run down but, again it's a rental so it's not a huge deal. Our only complaint would be that the cleaning crew did not seem to sweep at all. It was super sandy and gross feeling. Someone found the broom and swept immediately after arriving. Things that didn't matter but could use attention: the carpet needs replacing, the ice maker does not work at all, there needs to be some sort of rugs in the house, the loft gets hot super fast.

Overall, we had an awesome vacation and enjoyed our time together.

Beautiful Thanksgiving Family Time

"Thank you for your fabulous rental. When we entered the home, we were surprised at how much nicer it was than even the pictures. The little details meant so much, like the letter left in a roasting pan, welcoming us this Thanksgiving holiday. The home was amazingly clean, perfect for our group related to bedrooms, size, etc. The golf carts were perfect. The emails leading up to our trip, the notices during our trip and the customer service after our trip were top notch. We rode the carts to the Wharf, saw deer in the neighborhood, to the beach, and literally everywhere. The charging stations were perfectly located. The parking areas for golf carts were ideal. When your children tell you there was no where they would have rather been, you know it was the perfect trip. Thank you for making sure our Thanksgiving time together was wonderful by providing such a beautiful property.

Great getaway!

"This was our first time staying in SanDestin. We really enjoyed the area and the ability to not have to get in a car and drive far for dinner. Instead we had a golf cart and access to lots of restaurants in the resort area. The house was perfect for our 3 adult families and 3 kids. The rental company was quick to respond and fix any of the issues we had like needing new pans (they brought A box over the next day) and some lightbulbs went out in the bathrooms and they immediately brought over. Great golfing! The only downfall to the SanDestin area is that the beach access and area was way to crowded for my taste. There was only 1 non-private access for the whole community. We eventually started going to the private access area and didn’t have a problem.

"Pleasantly surprised with the accomodations! The pictures were very accurate to the actual property.
The location of the property was so close to the beach and to other local restaurants and shopping. Having the 2 golf carts really made the stay fun for all of the teenage and young adults. Management was very quick to respond to our needs and was very professional. Best vacation for our family of 9 adults! Would highly recommend - plenty of beds and baths for our group.We will be back!

"Our family time is very important to us and this condo was perfect for our needs. It is very spacious so we never felt cramped for space and very well equipped. San Destin Resort and Awesome Beaches

"The townhome was nice it was misleading as it is a 3 bedroom with a loft. You definitely need to bring your food, condiments, toiletries, toilet tissues. The golf carts were a lifesaver. There is not assigned parking so you park in front of Condo or street. There is a lot to do in the resort.
