As our guest, you are invited to enjoy the Avalon Estates seasonally heated community swimming pool and the two pristine tennis courts. The private deeded Avalon beach access is a few steps away – just across Scenic Gulf Drive.

Designed with elegance and comfort in mind, this unique property features open and airy living spaces framing beautiful beach views. A few distinct interior features include two stone fireplaces, fourteen foot ceilings, expansive windows allowing ample natural sunlight, and a private courtyard, covered patio and swimming pool. The living area offers plenty of relaxing seating, a 60” flat panel HDTV, a half bath, and direct views of the private pool and beach. Indulge the chef in the group with our fully stocked gourmet kitchen and generous granite prep space.

Conveniently located downstairs is a delightful guest bedroom with a king bed and an adjacent full bathroom and closet. The upstairs master bedroom suite is a luxurious retreat. With a whitewashed cathedral ceiling atop a stacked stone fireplace and sitting area, the master bedroom offers a four poster king bed along with a wet bar and access to the beachfront balcony. The master bathroom is designed in clean white finishes, and features an oversize shower, a double basin vanity, and a jetted bathtub.

An additional upstairs bedroom offers a queen bed and a queen sleeper sofa. The upstairs bunkroom is furnished with a twin over full bunk bed, and a separate full bed. Each bedroom features an adjacent full bathroom, and walk in closet space. For your convenience, there is a two-car garage, a full size laundry room, and WIFI is complimentary.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Guests are required to complete a rental agreement by electronic signature within 3 days of booking. If you wish to have the pool heated it is an additional $40/day and must be scheduled at least 3 days prior to arrival day.

"This home was beautiful and in a great location! Beach access right across the street. Close to several fantastic restaurants. The kids absolutely loved the pool as well! The beach was full of jelly fish so they spent a lot of time in it! It was the perfect size for them.

"Only a couple of complaints. 1) need exterminator. Ants in bedrooms and windows, could not use upper balcony because of wasp nest and wasps.
2) the sectional in great room, both recliners were broken.

"The location of this house is perfect! The private beach area was even better. The house, itself, has a great lay out and worked well for our family. Everyone had their own bedroom and bathroom. The kitchen was nicely laid out. A few suggestions are I do wish they had mugs for the coffee in the morning and teaspoons. They only had 3 teaspoons and many small cups The sectional, which we were advised in advance, was broken on one end and under the sectional, it could use a very good cleaning. We had to clean as there was sand, crumbs and build up of “gunk”. Outside, although the pool is small, it worked well for our little ones. The outside furniture is in desperate need of upgrading. The two high chairs were torn and frayed. Surely at the price paid for a week these chairs can be replaced. All in all we had a really wonderful vacation and the house is in a great location to not be directly on the beach. We would stay here again.

"This was the perfect location! Close to the beach, restaurants and other activities. Never had to go too far. House was big enough to accommodate a large group. Wish the kitchen had a few more starter items to avoid having to buy everything. Dryer did not work very well and would have to dry things 3 or 4 times. Overall, would recommend this house and would stay here again.

"We thoroughly enjoyed our time at 20 Ballamore Cove. The home
Is beautiful, and had every thing we needed. And then some. We were a family of 4 adult couples and each couple had their own bedroom with big beds and a private bedroom for each couple. The pool in the backyard was heated for us, the kitchen had plenty of dishes, and the beach access was so convenient. We all would highly recommend this property. Also they were so speedy to answer any questions or
Concerns we had. We only wished we had stayed longer.

"The location and beach were second to none. The small pool was also a hit with my granddaughter. However, the condition of the property is in need of a lot of attention. Couch broken, unit not cleaned well, did not cool well, beds were like rocks, tv in master didn't work the entire stay, busted patio furniture. The owners need to invest in their unit if they charge this kind of rent. It was somewhat disappointing.

"Overall the trip was wonderful. Great location and space large enough for large group. Kitchen was fully stocked with everything except a crockpot. Many outlets in walls do not work. Outside pool area was lovely, however, large palmetto cochroaches at night would come out. Was pleasantly surprised by the amount of beach chairs and umbrellas that were in garage. Two bikes were perfect, even the pool and tennis courts were amazing! The bedrooms were amazing and perfect for kids and adults. Two grills were awesome for a large cookout. No issues with check in and check out. I would stay here again.

"A beautiful home right on the gulf with large bedrooms and baths. Great kitchen and living space. The only reason I gave a 4 instead of 5 stars is because the hot water is an issue. We only had five people staying but still ran out even though we tried to space out our showers. We also, had a gas leak while there but it was taken car of quickly by Beach Blue Property management. It is a beautiful place!

"House was great for 4 couples. Excellent location and great access to the private beach. Kitchen was well equipped and amenities were as described. Cleanliness was satisfactory with the exception of the exterior windows looking out toward the beach. I know the salt air gets them dirty quick but they were pretty bad. I cleaned them myself and what a difference it made. I would recommend this house to others.

"The location couldn't be better.
Loved big kitchen and table. Loved the little pool shaded by balcony. Loved that every room had its own bathroom.
Read other reviews so thankfully brought our own pans!
Master bedroom enormous so would expect big sumptuous bed you sink into with nice fluffy down comforter - no. It is very minimal and I called it the concrete block. Back hurt more and more each morning. All mattresses really hard.
I agree with other reviews house needs refreshing. A/C vents look coated in dust but may just be rusted - easy fix. Beautiful staircase but with 80's yellow oak full of dings and scratches and really stained carpeting. Walls up staircase a mess. Refinish stairs, replace upstairs carpet, a little paint, upgrade mattresses and put some pans in the kitchen and you have the perfect luxurious vacation rental. It's a great house it just needs some love.
Also bring hangers. Gigantic closets but no shirt hangers. And the gate to the beach doesn't open, but it's a quick walk to the next one that does. We were grateful for the umbrella and beach chairs provided in the garage.

Magnificent Location But Home Needs Repairs

"This is the second time I have stayed in this property in the past three years. The big draw is obviously the location...you can't beat it. It is literally across the road from the beach and you can see the ocean from the master upstairs. There is access to a private beach which was a HUGE plus due to the crowds.

That said, the home is more run down each time we stay in it. I remember reporting the fact that the downstairs patio door doesn't lock, when I stayed there three years ago, and it still isn't fixed. We had no hot water at the kitchen sink, upstairs master bedroom patio door won't close, upstairs bunk bedroom shower door won't close, light bulbs are burned out, return air vent in kitchen is disgusting, downstairs master towel holder falls of the wall, there are tears in furniture, and the list goes on.

So, if you don't mind putting up with these types of things, this is the home for you. I will probably be looking for another place to stay next year.

Beautiful House

"We stayed at this home with 3 other young families, 7 kids between us! This house had more than enough room, was very clean and was absolutely beautiful. Was there wear and tear? Yes, but we expect that from any high demand rental home and it didn’t bother us at all (although the kitchen faucet being replaced would still be a plus). The master bedroom was unbelievable, gorgeous view and luxury feeling. All the rooms were very generous sized with large closets and bathrooms. The master closet especially was like it’s own bedroom. There were just a few cons to note. Number one being the mattresses- we all agreed that the mattresses did not fit in with the rest of the house, they felt cheap and worn out. It wouldn’t keep us from renting again by any means, but after the beauty of the house it wasn’t what you expected when you laid down. The second was the floors- they were obviously vacuumed and the house was very clean, expect the floors actually being mopped or deep cleaned. The last thing is more a note, because it wouldn’t be a con to everyone- the area. We didn’t realize the amount of college students who would be in the area, some partying late into the night. Had nothing to do with the house, but for other travelers with young kids who want something a little more sedated, it’s worth noting. Overall we loved our stay and used the pool everyday, we were so grateful for the excellent accommodations!

"The location was perfect. Beach Access was directly across the street. The house does need some updating, but nothing to complain about. We ended up having to BUY beach chairs, BUY beach umbrellas and BUY coolers because nothing was located on the property. This rental also needs more seating for outside around the pool. I would highly recommend this rental- and the next renter- YOU ARE VERY WELCOME that we left all the beach chairs, coolers and umbrella's for your use!

Beautiful location

"This home is in a lovely neighborhood with a relatively private beach and is a good way to escape from crowds. The home itself is quite roomy with an excellent layout, however, it is in need of updates (e.g., sliding door handles, sink faucets, showers) and a deep cleaning (e.g, kitchen faucets, appliances, the air vent in the kitchen above the laundry). Because of the pandemic, we had expected that high touch surfaces would be cleaned well, but this might need to done per a specific request. In the kitchen, all appliances, kitchen faucets, light switches, etc. had fingerprints and food on them indicating that they are not on the cleaning checklist. The table top and counters still had food bits on them. It was disappointing to arrive at such a beautiful place and clean it ourselves, particularly for the high cost of the rental. While we did not reach out to the rental company about this issue, I'm sure they would have been receptive to our concerns given that they were very responsive during our stay. Regardless, we had an enjoyable visit and particularly enjoyed the pool, which can be heated for an additional daily charge.

"Lots of room for our adult family of 8. Very clean and the views were breathtaking. The master bedroom upstairs was perfect, especially nice to wake up looking at the ocean. "First of all, the accommodations were just what we were looking for. Plenty of room, close to the beach, and beautiful house. The beds were amazing, couldn’t hear noises from other rooms, plenty of storage, big closets, lots of outlets, all switches labeled, and great WiFi, cable. Would stay again. That being said, it did need minor maintenance. Outdoor furniture needs to be replaced, some door handles were loose or missing (nothing that couldn’t be worked with), kitchen faucet needs to be replaced (old and worn), garage door remote would only open 1 door, and pool created some water buildup by outside doors. They really need to use the outside patio space and balcony space better. Maybe put a table and chairs out there to allow for breakfast or lunch. Again, minor issues. All in all I would stay again because the good definitely outweighed the bad.

"This house was great for our family, overall, with only a few concerns. The biggest issue, I would say, is just the doors to the pool area. All three sets were in pretty rough shape and were impossible to get to latch and/or lock. Being right off the main road with tons of people walking all day and night, it was worrisome to not know for sure that all the doors were actually secured. My only other complaint, I would say, is pretty minor, but is just something I believe should be corrected.... there was a tv in every bedroom, none of them were connected to cable services, or didn’t have any working remotes, which was just annoying when people wanted to unwind each night before bed. The only tv that worked completely and had cable services was the master bedroom. But, like I said, overall, our time at this house was great for the most part! Very close to the beach access, close to places to eat, and our family would definitely rent here again

"This house was absolutely breathtaking with beautiful beach views. Our family of 6 stayed in this rental for a week. Lots of room and everything you could possibly need inside of the home during our stay. The hot tub was a major addition to the home as well as we stayed during the winter months. Three major things I do need to mention - the kitchen faucet was broken as it only featured a spray option. The garbage disposal wasn’t clean and left a horrible smell while running. We had to make an extra trip for cleaning supplies because it was unbearable. The water heater couldn’t keep up with all bathrooms which was difficult but we made it work. Also one very important thing and should be fixed immediately, all bottom French doors do not lock which left us feeling very uneasy. Three times we came back from being out on excursions to the French doors blown open from the wind leaving our rental open and accessible to all people passing by. Upon booking we were told there would be a garage door on the counter for the doors and upon arrival there was not. Sent an email with no response but came home later that day and there was one on the counter, again, with our doors left wide open. Check out time was 10am. We were loading up our vehicle and closed the front door during this process, at 9:45am we were locked out of the house. Thank goodness the French doors on the backside of the house do not lock so we could get back in to finish gathering our belongings. We would definitely book again, as long as everything mentioned could be corrected.

"Our family of 10 spent the last week at this vacation home and not one of we’re ready to leave by Saturday. There are 3 sets of French doors that open up and face the ocean directly. It was so peaceful to hear the ocean 24 hours a day! I would highly recommend!!

"We had a great time. The house was gorgeous and the location was great. There were 10 of us and we had plenty of room to do our own thing or a big enough living and dining area that we could all be together. We had concerns about the beach being across the street, but it was no problem at all. We still had a great view and the beach was great and uncrowded. We fixed several meals there and there was a good supply of cooking utensils, etc. The only negatives were the pool wasn’t as clean as it should have been and the carpet needed a good cleaning. However, I would highly recommend this property.

"We stayed in this property 2 years ago and knew it had new owners this year. While we enjoyed the new sectional sofa and dinning room table, I believe we would have more appreciated a new kitchen sink faucet and the shower head in the master bathroom being repaired or replaced. The storm doors on the second story balcony were also in such bad shape that we couldn't even get out the doors without spending 30 minutes messing with them. There were also dead bugs all over the floor in the master bath and the toilet constantly runs if you forget to wiggle the handle. We did have a problem with our AC and you were very prompt in getting it fixed. I am also confident that if we brought these issues up during our stay that you would have tried to resolve them but we didn't want to spend our vacation calling ppl to our house to clean and fix things. Hopefully now that I have, these things will be updated for our next stay as we do love this house and it's location!!

Nice and relaxing!

"We had a great time and would come back if schedules align. We were 4 moms and 8 kids ages 11-14 from New England for April break. House was in a great location for kids to walk or bike to get ice cream. Room configuration was good. The front room was massive and taken over by 4 tween girls. Back room with king had a sofa bed but would have been a very tight squeeze for more than 2 people. House had bare necessities but needed beach chairs, towels and toys (as noted, but we were coming by plane so hard to bring all that). Kitchen and living area were great for a crowd. House was clean and maintained but fixtures were a bit dated. Pool was not much bigger than a large hot tub but was a nice addition to beach. No direct beach access though—have to go out the front to the street and our main neighborhood road. Community pool and tennis courts nice to have.

"We were offered this property when our reserved property was no longer available. It was a huge upgrade from what we had rented so that was a big plus. The property was a nice home that needed some maintenance to make it spectacular. We stayed for 30 days and during our stay the property was sold. We were asked if we would mind giving access to the new owners and their agents and were rewarded with a $200 Visa card for our inconvenience. The new owners are doing a lot of updates and I anticipate that this property will be top notch soon.
